A Listing should be recorded as sold as soon as the Contract of Sale has been executed. Sold Listings are Listings with the status Not Settled or Awaiting Unconditional, depending on whether they are unconditional or conditional sales (respectively). To record a Listing as sold, follow these steps:
- In the Side Bar, click on Properties > Projects.
- Search for and open the Listing.
- Click Sold in the transaction.
Purchaser:
- Click on
in the Purchaser section
- Carry out a search for the Purchaser or add a new contact if not found.
- If there is more than one Purchaser continue this process until all Purchasers have been added.
- Once all purchasers are on the list, they will save automatically, so just click away from the modal and continue down the sale details.
Solicitor/Conveyancer:
- Click on
in the Purchaser Solicitor section
- Select the Purchaser's Solicitor/Conveyancer and contact from the list.
Sale Details:
-
Click the edit icon in the Sale Details section to enter your sale details.
-
Enter Day of Sale and Sale Price.
-
Select the Sale Type as either Sold by Auction, Sold before Auction, Sold After Auction or Private Sale.
-
Optionally check the boxes, Undisclosed, Sensitive, Record Price.
- Enter Settlement Expected Date.
- Save
NOTE: If the sale price is undisclosed please select this in the commissions screen or the Listing Information screen. If you do this the Sale Price is not to be displayed to the public (this is of particular relevance if you are using Web Portal Loading or your Listings are sent directly to your Website from Box+Dice)
Deposit Stages:
- If the sale has multiple deposit stages, enter up to 4 stages. When entering deposit stages, you can enter the deposit amount and a due date that is to be included in each stage.
- For each subsequent stage, click + Add Deposit and repeat the above step. Once all deposit stages have been entered, click Save Deposit Stages.
Conditions:
- If the sale is conditional, click on
and add each condition that is due before the sale is made unconditional, and then click Save.
NOTE: If you add Conditions to the Sale Details the Listing Status will become Awaiting Unconditional rather than Not Settled.
