How record matching works with Property Tree
Properties
Property matching ensures Box and Dice and Property Tree stay aligned, reducing duplicate work and helping your team access accurate information.
- When a Property Tree address already exists in Box and Dice and the address is a 100% match, Box and Dice updates missing property details such as bed, bath and car counts
- If a 100% match cannot be found, Box and Dice creates a new property using the details supplied by Property Tree
- Keeping both systems in sync means that when you need to create or advertise a rental listing, the correct property will already exist in Box and Dice—saving time and eliminating manual data entry
Contacts
Contact matching ensures that individuals are correctly linked across both systems so your sales and property management teams can work from a unified database.
- When a Property Tree contact already exists in Box and Dice and their first name, last name, email and mobile number are a 100% match, the two records are linked.
- If no match is found, Box and Dice creates a new contact and links it to the Property Tree ID.
Once contacts are matched, the integration provides two layers of synchronised information:

Property Tree Summary
Displays a snapshot of the contact’s key details from Property Tree within the Box and Dice contact profile.
It also flags when information between the two systems is out of sync by showing the Property Tree value next to the Box and Dice field. -
Property Tree Contact Activities
Shows Owner, Landlord and Tenancy activity directly in the Box and Dice contact timeline.
Authorised users can filter these activities via contact or property search screens to quickly engage with specific segments (e.g., landlords, tenants, investors).
Permission settings for sensitive data
The integration includes permission controls to protect privacy and ensure only authorised staff can view sensitive rental information.
