Property Tree Integration - Overview

Bridging the gaps between property management and sales, Box and Dice's Integration with Property Tree helps improve the relationships you have with your clients across their real estate journey.

How does this integration work?

This integration sync's your Property Tree addresses, Ownerships and Tenancies into Box and Dice, meaning no more double data entry, and allowing you to easily populate your contact database and streamline your workflow.

Once enabled, Box and Dice pulls data via an API from Property Tree every 5-10 minutes.

How to enable this integration?

You will firstly need to enable Box and Dice in your Property Tree account.
Once enabled, please reach out to the Box and Dice Support team to complete this integration's setup within your Box and Dice system. 

What does this integration do?

Properties 

If a Property Tree address already exists in Box and Dice and the address is a 100% match, it will update the bed, bath and cars if these are missing in Box and Dice. If we cannot find a 100% match for a Property Tree address, then a new property will be created in Box and Dice and its bed, bath and cars will be populated with information from Property Tree.

By keeping your Box and Dice and Property Tree property addresses in sync, when it comes time to create and advertise a new rental listing you'll always be able to find the right address in Box and Dice, saving your team from having to create these manually.

Contacts

If a Property Tree contact already exists in Box and Dice and their First Name, Last Name, Email and Mobile are a 100% match, the two IDs will be linked together. If a match cannot be found, then a new Box and Dice contact will be created and linked to the ID in Property Tree. 

Once your Property Tree contacts have been imported and matched, Contact sync has two layers:

  1. Property Tree Summary, showing in the Box and Dice contact profile a snapshot of the contact's information from Property Tree. Also shows you when the two databases have gone out of sync for a particular contact, by displaying the Property Tree value next to the field in Box and Dice.
  2. Property Tree Contact Activities, showing in the Box and Dice Contact timeline a list of Owner, Landlord and Tenancy activities, allowing an authorised user to filter via the contact or property search screens to engage with this segment. 

Currently the integration will use a default consultant as the activity consultant for the Landlord, Tenant and Owner activities. 

Permission settings which will allow you to control the visibility of this sensitive info:

  • Property Tree Contact Summary and Sync Data
  • Property Tree Contact Activities - Governs which users are authorised to view and filter your database by Landlords and Tenants.

With filterable Landlord and Tenant timeline activities, keeping your Box and Dice and Property Tree contacts in sync will enable you to target Market updates and Investment opportunities to high-worth customers, identify the 'rent-vestors' in your database (eg. filter by Tenant AND Owner).

Coming soon will be:

  • Search options to make it easier for your Rental BDM to find absentee owners of properties you do not already manage.
  • A dedicated search screen for your Under Management properties, so you can filter by upcoming vacancies and create new rental listings with ease.
  • Property Tree Agent sync, so Box and Dice users know which Property Manager is looking after the contact within Property Tree.
  • Ability for Property Managers in Property Tree to trigger seller appraisal leads in Box and Dice Lead Flow, so you don't miss an opportunity to list.
