REA Lead Management refers to how seller enquiry leads from realestate.com.au are delivered into Box+Dice and made available to consultants for follow-up.
These leads are typically appraisal requests submitted by potential vendors searching for agents, and are automatically sent to your CRM using an integrated API.
Where REA seller leads come from
REA seller leads originate from vendor activity on realestate.com.au.
A typical user journey includes:
- A seller searches online (e.g. “Best agent in [location]”)
- They navigate to the realestate.com.au agent discovery page
- They select Request a free market appraisal
- They complete a series of questions about their property and requirements
Once submitted, the enquiry is sent directly to the CRM and assigned to a consultant.
Lead delivery and setup
REA uses an existing API integration to send leads into Box+Dice. This relies on the standard onboarding configuration and Leads API. You can configure Realestate.com.au to send enquiries to Box+Dice.
No additional processes are required beyond ensuring the integration is correctly set up.
How REA leads appear in Box+Dice
Incoming REA leads are processed by Box+Dice and displayed in one of two ways, depending on your setup.
For most users, leads are created as tasks with the following details:
- Task subject - REA Market Appraisal Lead
- Property - The property provided by REA
- Due date - The date the lead was created
- Contact - The vendor enquiry details
- Consultant - Assigned consultant from REA
- Task note - Any comments included in the enquiry
For users with Lead Flow enabled, tasks will not be created. Instead, leads are automatically added to a dedicated lead list:
- Lead list - REA Sales Appraisal Requests
This allows leads to be managed within Lead Flow rather than the Task Manager.
Duplicate handling for contacts and properties
Box+Dice automatically checks for duplicate records when processing REA leads.
- A property is created only if it does not already exist
- A contact is created only if it does not already exist
Contacts received from REA are not automatically set as property owners. This helps maintain data integrity within your database.
