Most agencies define their own internal criteria for what qualifies as a project listing. Applying consistent rules ensures listings appear in the correct area of the system and behave as expected throughout their lifecycle.


What qualifies as a project listing

A project listing typically represents individual properties that form part of a broader development but are still marketed separately within a structured project environment.
A listing is generally considered a project listing when it meets all of the following conditions:

  • It is off the plan
  • The listing status is current
  • The listing is not settled
  • There is no appraisal attached
  • The property is not established
  • The listing appears in the Projects office within the database
Note: These criteria act as guidelines and may be adjusted based on internal agency policy.

What qualifies as a building listing

A building listing is typically used when managing larger developments at a building level rather than property‑by‑property.
A listing is generally considered a building listing when it meets the following conditions:

  • It is off the plan
  • It contains more than 12 units or apartments

Building listings are often used for high‑density developments where individual property listings are managed collectively within a single building structure.


Billing and subscription considerations

If you are on a Per Listing subscription, listings classified as projects may have different charging rules.

A parent listing is charged at your normal rate, while child listings associated with that project are charged at a reduced rate.
