About the 1st October changes

From 1 October 2026, the Victorian Government and Consumer Affairs regulator is introducing new requirements relating to property price advertising and disclosure.

The following requirements come into effect from 1 October 2026:

  • Property Price Statement (PPS) - A new Property Price Statement replaces the Statement of Information (SOI). The PPS must be prominently displayed in online advertising alongside key details of the subject property and comparable properties. 
  • Reserve price publication - Selling Agents must publish their Vendor's reserve price for at least 7 days before an auction date or Sale-by-fixed date. The PPS must be updated with the reserve price, and the reserve price must be displayed publicly in all digital and physical advertisements as a single dollar amount without qualifying words. If the Vendor's reserve changes, the auction must be rescheduled. This applies to sales conducted on or after 1 October 2026. 
    Check Consumer Affairs Victoria for guidance on listings with auctions scheduled/announced for early October before the commencement of the new rule. 
  • Sold prices - Agents must update the PPS with the final sold price within 7 days of an unconditional sale and keep it publicly available for 18 months
  • Comparable properties - If three comparable properties cannot be identified, one or two comparable properties may be used where available

What is changing in Box+Dice?

References to 'Statement of Information' or SOI will be changed to 'SOI/PPS', supporting both NSW and VIC terminology.

The existing 'Vendor Price' field will be renamed 'Vendor/Reserve Price'.


What is not changing?

You will continue to:

  • Upload the document using the existing process
  • Send the document using the existing process
  • Use the Vendor Price field to record reserve price information
  • Continue using the Display Price field to publicly publish the listing's price, including update it to the reserve price as a single dollar value at least 7 days before the Auction date.

The process for managing Property Price Statements is the same as the existing Statement of Information workflow.
