About BDM lead configuration

BDM Lead Configuration controls two related capabilities:

  • BDM/Investor Category - A designated contact category you can apply to buyers to mark investor interest and trigger alerts to your Business Development Manager (BDM).
  • Apply a BDM Lead - When enabled, clicking Assign BDM Lead on a Buyer creates a BDM Lead - Open activity on the contact timeline, assigns the default listing consultant, and adds the buyer to My BDM Leads in Lead Flow
Tip: Lead Flow is a prospecting workflow module in MRI Box+Dice that helps teams track and work with appraisal and BDM leads in a focused list.

Prerequisites

Before enabling BDM Lead features:

  • Admin access to CRM Settings so you can open Settings > CRM > BDM Lead Configuration
  • Contact categories defined (for Investor) and an understanding of your e‑alerts strategy (who should be notified)
  • Offices present in your database and consultants available to assign as the default recipient for BDM activities
Note: The Agent app can display buyer information, tasks, and Lead Flow‑related tasks; ensure mobile users are signed in if you expect them to action BDM leads on the go.

Enable the BDM/Investor category

Use this when you want to quickly mark a buyer as an investor lead and optionally notify your BDM via auto‑alerts.

To enable BDM category:

  • Go to: Settings > CRM
  • Click BDM Lead Configuration
  • Open the BDM/Investor Category tab
  • Toggle Apply a BDM/Investor Category to Enabled

  • (Optional) Select an existing category, or one will automatically be added
What happens next
  • Staff can apply the Investor category to buyers; if you have e‑alerts configured, the BDM (or nominated inbox) is notified to pitch management services. (Box+Dice supports automated email/SMS alerts (or “E‑Alerts”)
Tip: Keep the category name short (e.g., Investor) and add a one‑line internal description, so agents use it consistently.

Enable Apply a BDM Lead

Use this when you want the system to create a BDM activity, assign a default consultant, and add the contact to My BDM Leads in Lead Flow as soon as the button is clicked.

To enable apply BDM lead:

  • Go to: Settings > CRM > BDM Lead Configuration
  • Open the BDM Lead tab
  • Toggle Apply a BDM Lead to Enabled
  • Under Select Office, choose the office(s) that should be able to assign BDM Leads
  • Under Select Default Consultant, choose the consultant to receive the activity by default

  • Click Save Configuration
What happens next
  • Clicking Assign BDM Lead on a buyer will: 
    • Add BDM Lead - Open to the contact timeline (against the selected default listing consultant), and
    • Add the contact to the BDM Lead list in Lead Flow (consultant’s My BDM Leads)

About AI Parsing for BDM Leads 

This setting uses AI to review new buyer enquiries for investor intent and, when detected, automatically adds the contact to the AI BDM Leads list in Lead Flow. The lead is assigned to the BDM consultant selected per office.

Note: AI Parsing is independent of the manual Assign BDM Lead button; both can be used side‑by‑side.

To enable AI parsing:

  • Go to: Settings > CRM > BDM Lead Configuration
  • Click AI Parsing for BDM Leads
  • Toggle AI Parsing for BDM Leads to Enabled
  • Under Select Office, add one or more offices that should receive AI‑parsed leads
  • Under Select BDM Consultant, choose the consultant to receive leads for each selected office

  • Click Save Configuration
Tip: Start with one office and a single BDM consultant to validate the quality of AI‑parsed leads before rolling out broadly.
What happens next
  • When the system receives a qualifying buyer enquiry, AI evaluates the content. If investor intent is detected, Box+Dice adds the contact to AI BDM Leads in Lead Flow and assigns the lead to the chosen BDM consultant for that office
  • The contact timeline will reflect a BDM lead activity created via AI parsing (distinct from the manual BDM Lead - Open activity created by the button
Note: The Enabled offices grid will show No records found until you add at least one office in Select Office.

Locate the Assign BDM Lead button on buyer records

Once either (or both) of the above settings are on, the Assign BDM Lead button appears on the buyer screen in the web CRM.

  • In the web CRM, open the buyer and look toward the lower‑right action area to find Assign BDM Lead

  • In the Agent app, buyer management and lead flow tasks are supported; ensure your team updates tasks associated with BDM leads directly from mobile devices
Tip: If your team can’t see the button, double‑check enabled offices and default consultant are set and saved.
