About the weighted appraisal pipeline

The Weighted Appraisal Pipeline recognises that not every appraisal results in a sale. Instead of treating all appraisals equally, it assigns value based on where each sits in the sales funnel.

A typical real estate appraisal pipeline assumes every appraisal has the same chance of converting, but a Weighted Pipeline factors in agent experience and client relationships to provide a more accurate and realistic view of potential sales.

Example:

  • Bob, an experienced agent with a loyal customer base, has 3 appraisals
  • Sam, a rookie agent, also has 3 appraisals

While both look equal, Bob’s appraisals have a higher chance of converting. The Weighted Pipeline reflects this difference, helping agents and managers measure true value, not just volume. It’s useful for motivation, planning, and prioritisation.


How it works

The Weighted Appraisal Pipeline uses three factors to calculate the value of your appraisals:

  • Expected Commission – Projected income from appraisals
    • Bob: $60,000 for 3 appraisals
    • Sam: $18,000 for 3 appraisals
  • Likelihood to List – Appraisals can be marked as ‘Definite’ or ‘Possible’ for a more accurate forecast
    • Bob: All 3 are Definite → full $60,000 counted
    • Sam: All 3 are Possible → weighted down to $6,000
  • Expected Close Date – Groups appraisals by the month the vendor is expected to decide. This shows not just pipeline value but also when listings are likely to occur

Access the weighted pipeline

To view the weighted pipeline:

  • Go to: Dashboard > Click Appraisals in the top navigation bar

  • Click Show Chart

The Pipeline chart shows the weighted GCI in the selected consultant or entity’s pipeline for the next 12 months. This is a larger version of the new mini-chart on the Dashboard.

  • Click > the side arrow or twistie beside the appraisal address to expand appraisal details
  • Click the appraisal address to open the record
  • Edit Amounts, Dates, and Likelihoods as needed

Note: The Weighted Pipeline multiplies expected GCI by the likelihood of winning the listing, helping you focus on the most valuable opportunities.

Monthly Breakdown

  • Future months – Show the weighted total for all appraisals expected to list in that month
  • Current month – Includes additional items:
    • Appraisals with close dates in the past. Dates shown in red as a reminder to follow up
    • Appraisals without an Expected Close Date

This view helps plan and prioritise work by highlighting the most impactful opportunities each month.
