About advanced buying criteria

Advanced buying criteria lets you record specific attributes a buyer cares about (e.g., house/floor size, land size, views, construction materials, features, styles, tags, and property types). This detail improves matching results and helps agents communicate relevant listings faster.

Where you’ll use it:

  • During contact creation or from an existing contact under Matching Criteria
  • In the New Matching Criteria screen, alongside Basic criteria
Important: Advanced buyer matching relies on complete and accurate property data. 
If advanced details are not consistently entered on listings, matching results may be limited or empty. 

Open the buying criteria screen

Use this when adding a new contact or updating an existing buyer.

To access the buying criteria screen:

  • Go to: Contacts
  • Search and select the contact to enter their profile
  • Select the menu next to Matching Criteria, then click + icon to open New Matching Criteria

  • Expand Advanced criteria
Tip: If you’re adding a new Contact, you can open Matching Criteria in the same flow; no need to save and return later.

Enter core size ranges and returns

Capture ranges and units to refine matches.

To refine matches:

  • In House/Floor Size, enter From and To, then select a unit (e.g., sqm)
  • In Land Size, enter From and To, then select the unit (e.g., sqm)
  • (Optional) In % Return PA, enter From and To if the buyer has investment yield targets

  • Continue to Property Details below
Note: Units must be selected for each size field to ensure accurate matching.

Add property details

Record qualitative preferences to improve match relevance.

To add property details:

  • Click on each field (Views, Building Materials, Features, Styles).
  • Start typing to search; select items from the suggestions list.
  • Add as many preferences as needed:
    • Property Views - e.g., district, mountain, ocean
    • Building Materials - e.g., brick veneer, double brick, weatherboard
    • Property Features - e.g., gym, intercom, remote garage, study
    • Property Styles - e.g., contemporary, federation, mid‑century (these property styles can be added in advance)

Tip: Use broad terms first (e.g., water views), then narrow down (e.g., harbour views) for better flexibility.

Apply property tags and types

Standardise criteria using your office’s taxonomy.

To apply property tags and types:

  • Click Property Tags and choose one or more tags from the list (Office‑defined labels that can reflect amenities or strategy (e.g., Renovator’s Delight, Off‑market))
    • Click Property Types and select the appropriate type(s). I.e., house, apartment, townhouse, land.
  • (Optional) If available, set Property Categories
Note: Tags and types are admin‑managed; if an option is missing, ask your admin to update the list.
  • In Notes, add specific buyer context (e.g., Must allow for wheelchair access, prefers north‑facing living)

Tips:

  • Keep notes concise and action‑oriented
  • Notes won’t affect automatic matching directly, but they help agents refine conversations and manual filters

Review matching listings and save

Preview matches before saving to confirm the criteria are working as expected.

  • Review the matching listings panel on the right (pagination and count appear as you enter criteria)
  • Click Save to commit the criteria to the contact
  • (Optional) Use available actions (e.g., Add as Buyer LeadSend Blast) to start engagement workflows from the same screen

Note: Matching updates as you type; you can adjust criteria to broaden or narrow results before saving
