About appraisals in Box+Dice

Appraisals are part of the listing journey in MRI Box+Dice and feed your sales pipeline and forecasting. They help you track opportunities and progress to listings.  
Box+Dice’s Appraisal Management also supports buyer matching, enabling you to present matched buyers and automatically add them to appraisals.

Before you start

A short checklist to avoid rework:

  • Property record - Confirm the Property exists (add it first if needed)
  • Contacts - Have the owner(s) in Contacts; add new owners on the fly if not found
  • Calendar integration (optional) - If you plan to create an appointment, make sure calendar integration is enabled in Settings (Google/Office 365 sync is covered in Appointments & Calendar Integration training)
  • Merge letters - If you send confirmations, ensure Library Templates are configured

Step 1: Start the appraisal from the property

To add an appraisal:

  • In the sidebar, go to: Properties
  • Search for the property and open its profile
  • In the Transactions panel, select Add > Add Appraisal

  • In the New Appraisal dialogue, complete the top section:
  • Create appraisal on behalf of - Start typing to search consultants and assign the responsible consultant
  • Appraisal contacts - Add or confirm owner(s). Use the Search Contacts field (supports name, phone, email) and add multiple owners if needed
  • Create ownership between contacts and property - Leave this ticked to link the people you add to the Property (recommended for data integrity)

  • Click Continue to move to Appraisal details
Tip: Keeping 'Create ownership between contacts and property' ticked helps maintain accurate relationships and prevents duplicate or orphaned records in your CRM.

Step 2: Complete the appraisal details

The second screen captures the Appraisal specifics.

  • Appraisal price (range) - Enter From and To values
  • Appointment (optional) - Toggle Create an appointment if you want a diary entry. You’ll set the date and start/finish times

Note: Calendar integration determines whether this syncs to your external calendar.
  • Listing type - Choose the intended Listing Type (e.g., Auction or Private Sale)
  • Proposed auction date/time - Enter an Auction Date and Select time (if applicable)
  • Appraisal source - Select where the appraisal originated (e.g., Past Buyer, Referral, Letterbox)
  • Consultants - Confirm the primary consultant and optionally add additional consultants
  • Office - Select the appropriate office
  • Expected commission - Enter the estimated commission amount
  • Expected close date - Choose the anticipated close date
  • Close likelihood - Select RemotePossibleLikely, or Definite to categorise likelihood for pipeline reporting

  • Click Create Appraisal

What happens next

  • The appraisal is saved against both the property and contact(s)
  • If you toggled Create an appointment, an appointment is added to your Box+Dice diary and (if integration is enabled) can sync to your connected calendar
  • You can generate merge letters/emails (e.g., confirmation or thank‑you) using Library Templates
  • The Appraisal contributes to your pipeline and forecasting, helping you track progress to listing
  • Use Appraisal Management features (e.g., buyer matching) to strengthen your vendor presentation
