About commission splits

Commission splits allow you to define how commission is distributed across agents and offices for a listing. This includes setting the total commission amount, applying deductions, and allocating shares between consultants.

The commission structure also supports GST options and provides additional fields for statistical tracking, ensuring accurate reporting and visibility across transactions.

Add commission splits

To add commission splits:

• Open the listing
• Click the Sales Details tab
• Click Commissions

Enter the sale and commission details

• Enter the Sale date
• Enter the Sale price
• Add a Commission description
• Select whether the commission is Including GST or Excluding GST 
• Enter the commission amount (as a dollar value or percentage)

Add deductions

• Scroll to Deductions from Gross Commission (ex GST)
• Click Apply deduction
• Select the deduction type and enter description, % or dollar amount
• Use Apply deduction after Subtotal if needed

Allocate agent splits

Set commission split method:

• Choose Comm. Split (e.g. After Deduction) or,
• Choose Comm. Introduced option (e.g. Before Deduction)

Add agent splits:

• Under List, search and add consultants
• Under Manage, search and add consultants
• Under Sell, search and add consultants
• Enter each consultant’s split (percentage or amount)

Set office splits

• Enter office splits if working with another office (conjunctional deal)
• If not applicable, leave the office split as 100%

• Use Commission introduced and Property value introduced fields for statistical tracking only
• Ensure the total percentage for these fields does not exceed 100%
• Click Save

If you encounter validation errors when saving, you can resolve the Voucher Commission Introduced error when it exceeds 100%.
