AI Contact Insights: Prepare for your next conversation
Built for: Agents, Sales managers, BDMs
Get up to speed before contacting your prospects, without having to read through their entire Contact timeline.
The new AI Insights button on a Contact uses the information already recorded in Box+Dice to provide a concise overview of the relationship, recent activity and potential next steps.
AI Contact Insights brings together four useful views:
- Summary: A short overview of the contact and their recent history.
- Recommended Next Actions: Prioritised suggestions based on factors such as upcoming or overdue tasks, open appraisals and recent inspection activity.
- Buying and Selling Signals: Relevant buyer activity, matching criteria, registrations, owned properties and appraisals.
- Conversation Starters: Suggested ways to begin a relevant, professional conversation based on the contact’s recent activity.
The insights only use information the person viewing the Contact is authorised to see. For example, if an agent does not have permission to view another agent’s appraisal activity, that information will not appear in their AI Insights.
Recent activity is given more weight than older events, and the insights consider information including timeline activity, important notes, future tasks, relationships, matching criteria and Active Buyer status. If a contact has been marked as out on a property, the insights will also avoid recommending that property to them again.
Insights are generated when needed and can be refreshed over time. They are not saved as permanent Contact data. You can also use the thumbs up or thumbs down buttons to tell the B+D team whether the result was useful.
Additionally, the scope of the AI Insights can be configured via Settings > CRM > AI Insights. You can choose to have Insights consider all activity on the contact, or personalise them so that the signed-in user’s activity and actions are prioritised, providing a more tailored view of the Contact for each individual agent.
It is also possible to provide the AI Insights with custom instructions, such as ‘Focus more on Vendor activity rather than Buyer activity’ or ‘Make the Conversation Starters less formal’.
Lastly, access to AI Contact Insights is controlled by the ACL ‘AI Contact Summary and Insights’, found under the Contact Details section.
Find owners, buyers and vendors active near a property
Built for: Agents, Sales managers, Prospecting teams
Box+Dice uses the selected property’s location to find Contacts with relevant activity on properties inside that radius. For example, agents can find owners near a newly listed or recently sold property, then email or SMS those Contacts with a relevant market update or prospecting message.
For example, you could find:
- Owners of properties within 0.5 km of a new listing.
- Buyers who have shown interest on any listing within 5km of a particular address.
- Vendors connected to properties within your chosen area.
Once you have found the right Contacts, you can select and email or SMS them about the newly listed or recently sold property.
Capture enquiries on sold, not-settled listings
Built for: Sales admins, Agency admins, Power Users
Keep capturing buyer enquiries while a listing is awaiting settlement.
Previously, Lead Capture matched incoming enquiries to current listings only. This could leave agencies without a properly recorded listing enquiry during the period between a conditional sale and settlement, even where a property remained advertised or open to buyer interest.
A new per-office setting allows Lead Capture to process enquiries against not-settled listings when no current listing can be found at the address.
When this new setting is enabled, Lead Capture will:
- First try to match the enquiry to a current listing.
- If no current listing matches, try the most recently updated not-settled listing at the address.
- Send the enquiry to the Unprocessed queue if neither can be found.
- Settled, cancelled, leased and withdrawn listings remain excluded.
This setting is off by default and can be enabled for the relevant office from Settings > Automations > Lead Capture. Agencies using it should continue updating listings to Settled promptly when the transaction is complete.

More flexible conditions in Automations. Create more precise Automations by selecting multiple values within a single condition. Conditions for Office, Consultant Group, Property Type, Category Type and Note Type now support multiple selections using either “Is any of” or “Is none of”. This is particularly useful for territory-based Automations, allowing an agency with several offices to identify activity performed outside those offices without maintaining separate rules.
- More flexible AML safeguards for vendors and purchasers. Agencies can now manage vendor and purchaser AML safeguards separately when entering unconditional dates or releasing trust funds. This provides more flexibility where purchaser AML is handled by a solicitor or conveyancer, while still allowing vendor AML requirements to be enforced. A new lighter-touch safeguard can also require a purchaser AML check to be started, but not fully completed, before trust funds are released. Existing combined safeguards will automatically migrate to the corresponding vendor and purchaser settings, preserving each office’s current compliance position.

New ABN and ACN fields on Contacts. Dedicated ABN and ACN fields are now available when adding or editing a Contact, making it easier to record information for companies and other corporate entities instead of storing it in notes or unrelated fields. ABN and ACN can also be added as columns in Contact Search, included in CSV and Word exports, and viewed or updated through the Agent App.
- Market Insights on Lead Flow Call Sheet. Access property valuations and sales history while speaking with a prospect, without leaving the Call Sheet. A new Insights tab on Sales and BDM Lead Flow Call Sheets displays property information from your office’s connected RP Data or Pricefinder integration. Once the property is linked, agents can view its automated valuation estimate, valuation confidence and previous sales history, helping them demonstrate local property knowledge without switching screens or opening another platform.
- See a prospect's other Owned Properties on the Call Sheet. The Lead Flow Call Sheet now displays the primary property connected to an Appraisal or BDM lead, along with other properties owned by the Contact. Additional properties may be labelled as Owner Occupied, Residential Address or Absentee Owner, while properties connected to a Property Tree tenancy display the Property Tree logo. This additional context can help agents uncover further appraisal, sales or property management opportunities without leaving the Call Sheet.
- Pet-friendly and smoker-friendly options for rental portal uploads. New Pet Friendly and Smoker Friendly property features are now available for residential rental listings. Along with the existing Furnished feature, these selections are included when a listing is uploaded to realestate.com.au or another supported REA-compliant portal. This helps prospective tenants understand whether a property suits their requirements before enquiring and reduces enquiries from people whose needs do not match the listing.

Easier access to inactive staff records. A new setting allows active staff to receive sharing access to inactive users within the same office group, helping teams manage Contacts and records associated with former staff without repeatedly updating individual sharing permissions. The setting is off by default and does not allow users to send emails or SMS messages on behalf of inactive staff. Authorised users can manage this option from Settings > Staff > Sharing.
