About REA upload errors

When a listing is uploaded to realestate.com.au (REA) through the portal uploader, REA validates the listing data using the XML feed sent from the system.

If REA detects a problem during processing, it returns an error message. This message is displayed in the Portal Uploader section of the listing so you can identify and fix the issue.

Once the issue is corrected, you can re-upload the listing to REA.


View REA upload error messages

The way you view error messages depends on whether the listing is a Sales or Rental listing.

To view REA error message:  

For Sales Listings

  • Go to: Sales > Listings
  • Search and select the Listing
  • Scroll to the Portal Uploader section
  • Look for the Error status beside REA

  • Click the Error message to view the details

The message will explain why REA rejected the listing.

For Rental Listings
  • Go to: Rentals > Listings
  • Search and select the Listing
  • Scroll to the Portal Uploader section
  • Click Manage Portals

  • Click Logs

  • Scroll to the most recent entry under Issues
  • Click Show to view the error message


Resolve common REA upload errors

When REA detects an issue with a listing upload, it returns an error message through the portal feed. These messages appear in the Portal Uploader section of the listing and explain why the upload was rejected or partially processed.

Review the error message and troubleshoot to correct the issue before uploading the listing again.

This listing has been published with an upgrade. You can only update the address fields on this listing if less than three days have passed since the listing was created. Contact support if you require further assistance.

What this error means: 

This error occurs because once a listing is published with an upgrade (like a "Highlight" or "Feature" tile) on realestate.com.au, address/suburb fields are locked to prevent misrepresentation, especially after the 3-day correction window. You cannot directly update the address/suburb if it’s been upgraded, but you can resolve this by contacting REA support to correct it.

Fix Username: Agent/provider mismatch: Data imports have not been activated for your office

What this error means: 

This error means that realestate.com.au (REA) has not activated the data feed required to receive listings from Box+Dice for your office. Until the feed is enabled, REA will reject all uploads from the system.

To resolve this error:

  • Contact REA Support
  • Request that the Box+Dice data feed be activated for your office
  • Once the feed is enabled, upload the listing again

Fix Street: You already have an active listing with the same address

What this error means:

This error means that REA has detected another active listing with the same property address. REA prevents duplicate listings for the same address while another listing is still active.

In most cases, REA requires 60 days to pass after a listing is Sold or Withdrawn before a new listing for the same address can be uploaded.

To resolve this error:

  • Upgrade the existing listing in REA if you want additional exposure
  • Contact REA Support if you need to relist the property earlier
  • If the listing already existed on REA before using Box+Dice portal uploads, contact Box+Dice Support to check whether the listing ID was matched correctly

Fix Suburb: This listing has been upgraded. It is not possible to update the suburb field on an upgraded listing

What this error means:

This error means that the listing has already been upgraded on REA, and REA does not allow the suburb field to be changed through bulk upload feeds after an upgrade has been applied.

To resolve this error:

  • Contact REA Support
  • Ask them to update the suburb field for the listing
  • Once REA makes the change, upload the listing again

Fix Suburb: The suburb "Suburb Name, STATE Postcode" is invalid. Please correct in your uploader and re-feed the listing

What this error means:

This error means that the suburb and postcode combination is not recognised by REA. This usually occurs when the postcode does not match the suburb, or when the address information has been entered incorrectly.

To resolve this error:

  • Go to: Sales > Listings
  • Search and select the Listing
  • Click Edit
  • Correct the suburb or postcode

  • Click Save
  • Upload the listing again

Fix Auction.date: The 'auction date' provided is invalid, please enter date in yyyy-mm-dd format and re-feed the listing

What this error means:

This error means that the listing is set to the Auction sale method, but the auction date is either missing or not formatted correctly.

REA requires auction listings to include a valid auction date in the correct format.

To resolve this error:

  • Go to: Sales > Listings
  • Search and select the Listing
  • Enter the auction date using the required format:
    • yyyy-mm-dd

  • Click Save 
  • Upload the listing again

Alternative

If the auction date has not yet been confirmed:

  • Change the sale method to Private Sale

  • Add “FORTHCOMING AUCTION” to the listing description

Fix Objects.img.attachment: Image "x" was not available. Please remove this image from your bulk uploader and re-feed

What this error means:

This error means that REA could not download the image file during the upload process. This is usually caused by image files that are too large, which prevents REA from retrieving them within the required time.

To resolve this error:  

  • Check the image resolution and file size
  • Resize the image to approximately 1200 pixels wide
  • Upload the updated image to the listing
  • Upload the listing again

Fix Objects.floorplan.attachment: We were unable to retrieve floorplan

What this error means:

This error means that REA could not download the floor plan file, usually because the file size exceeds REA’s upload limit.

REA typically requires each floor plan file to be smaller than 100 KB.

To resolve this error:    

  • Check the file size of the floor plan
  • Reduce the file size so it is under 100 KB
  • Replace the floor plan file in the listing
  • Upload the listing again
Tip: Ask your floor plan provider to supply files that meet REA’s size requirements.

Fix PriceView: The 'price view' provided exceeds the 50 character limit, please correct in your uploader and re-feed the listing

What this error means:

This error means that the Display Price field contains too many characters. REA applies a character limit to this field, and additional formatting code sent through the XML feed reduces the number of characters that can be entered.

In most cases, the usable limit is approximately 36 characters.

To resolve this error:    

  • Go to: Sales > Listings
  • Search and select the Listing
  • Edit the Display Price field

  • Reduce the number of characters
  • Click Save
  • Upload the listing again
