About Statement of Information (SOI)

A Statement of Information (SOI) is a document that provides buyers with key details about a property, such as indicative pricing and comparable sales. In some Australian states, including Victoria, this document may be required when advertising residential property for sale.

In Box+Dice, the SOI can be uploaded directly to the listing. Once added, it can:

  • Be stored within the listing record for compliance
  • Be published to your website
  • Be included in portal uploads if you use Box+Dice as your portal uploader

Upload Statement of Information to a listing

Note: Ensure the SOI file size is no larger than 2MB. Files larger than this may be rejected by portals. You can use online tools to compress the file if needed.

You can upload the SOI directly from the Files area within a listing.

To upload the SOI:

  • Go to: Sales > Listings
  • Search and select the relevant listing
  • Scroll down to the Files section
  • Click Add New File

  • Select the SOI file from your computer or drag the file into the Drop files here area
  • Enter a description for the document
  • Select Statement of Information as the file type

  • Tick Public – can be published on my website

  • Click Save

Once saved, the file will appear in the listing’s file section and be marked as a Statement of Information.

Notes:

  • If you upload a new SOI file, make sure the file name is different from the previous version. If the same file name is used, portals may continue displaying the old file due to caching.
  •  If you use Box+Dice to upload listings to portals, the system will recognise this file as the SOI and include it during portal uploads.
  • Portals such as REA only accept one SOI PDF file. If you need to include multiple documents, merge them into a single PDF before uploading.
  • Alternatively, you can upload multiple documents to a cloud storage service and add those links in the listing URL fields. These will appear as clickable links on supported portals.

Update and re-upload the SOI from the portal management screen

If you forgot to upload the SOI before managing portals, you can still add or update it from the Portal Management area.

To add or amend the SOI:

  • Go to: Sales > Listings
  • Search and select the relevant listing
  • Scroll down to Portal Uploader
  • Click Manage Portals

  • Select Statement of Information

You will be redirected to the Files section.

  • Upload a new file or replace the existing SOI

  • Click Save
  • Click Upload

This ensures that the SOI document is attached to listings uploaded to portals.
